Project Overview
A commercial premises on the Lincolnshire coast near Skegness had a flat roof that was failing well ahead of its expected lifespan, largely due to constant exposure to salt-laden sea air. The client wanted a full re-roof specified with corrosion-resistant fixings and detailing suited to the coastal environment, rather than a like-for-like repeat of the original build-up.
The Work
Working around tidal weather windows and coastal wind loading, our team completed a full strip and re-cover:
- Erected full scaffold access with additional wind bracing suited to the exposed coastal site
- Stripped the entire existing roof covering, deck fixings and perished insulation back to the structural deck
- Inspected and repaired the timber deck where salt-air corrosion had weakened fixing points
- Installed new insulation and a fully bonded, high-performance membrane rated for coastal exposure
- Fitted stainless steel and corrosion-resistant flashings, trims and fixings throughout
- Sealed all upstands and roof penetrations to a coastal-grade specification
Results
The client now has a roof built specifically to withstand the demands of a sea-front location:
- A full re-roof specified for long-term performance in a coastal environment
- Corrosion-resistant fixings and flashings to reduce future maintenance
- Zero leaks reported since completion, confirmed on a post-completion site visit
- Works phased to keep the premises trading throughout the 9-day programme
